How about including an explanation between present and future covenants? You can correct me if wrong, but this is how I understand it:
present covenants: statute of limitations begins ticking the moment title is transferred. If too much time elapses and a new owner doesn't recognize violation (and act on it) the original owner will no longer be responsible for correcting the title problem.
future covenants: statute of limitations begins ticking the moment the problem is discovered.

Does this sound right?

The article says that "A General Warranty Deed includes six traditional forms of Covenants for Title", but then provides only four bullet points. Are two missing? If not, could those four be expanded to six for clarity? --tgeller (talk) 19:55, 29 August 2009 (UTC)[reply]
